One of the first things that lending institutions will consider is your time in business. Generally, most lenders will ask that you have a minimum of two consecutive years of time in business. Another requirement needed in order to be eligible for commercial truck loans is a decent credit score. Having a good credit score can allow your company more financial freedom and gives lenders a good cause to lend to you. Just like any other industry, commercial truck financing companies need to know that you have a good pay history on your debts before they will feel comfortable lending money to you and your business. A good rule of thumb is to keep your credit score around a 675 or better. You can certainly find lending houses that will lend money on lower scores, but you will end up paying more money for the loan. The better your credit score, the better rates and terms your financial agreement will have, and the better chance of success your business will have!

Lastly, in order to be eligible for commercial truck financing, you should have an open bank account in your business? name. This is needed in order to verify that monthly cash flow generated by your business, which is a main factor that the lender will use to determine how much you qualify for.

If you meet the three basic requirements listed here then you should feel confident that you are eligible for a commercial truck loan. Start making calls and find the lender that is right for you! To expedite the process, it is suggested that you have ready as much documentation as you can when you apply.? Your lending representative may ask for more documentation than is listed in this article (remember that the requirements listed here are the minimums) and if asked for more documentation it will behoove you to expeditiously provide them to your lender. Paia Real Estate Market Mid Year Update ? Maui Real Estate Team ...

Having passed the half way point of 2012, I thought it might be worth taking a look at how some of the real estate markets around the island are performing. There is no better place to start than Paia town where the Maui Real Estate Team office is located. When speaking of the Paia market, we also include the Spreckelsville and Kuau neighborhoods that are adjoining Paia. These Maui North Shore communities are popular due to their central location; access to great ocean sports; and the charms and character of the shops, galleries and restaurants of Paia. Here are the numbers followed by some thoughts on the Paia Real Estate market.

Sales Volume for Paia Real Estate Market

A Comparison of Real Estate Sales Volume in Paia, Maui during the First Half of 2011 and the First Half of 2012

There were 16 homes sold during the first half of 2012 at a median price of $457,500. Last year, there were 14 sales at a median price of $567,000. That is a 14% increase in volume and a 19% decrease in median prices. There was one condo sold in the Paia area in the first six months of 2012. There were none sold during that same period last year.

Here are a few other numbers worth noting from the first six months of real estate sales in the Paia area.

  • There were a total of five properties sold in the Spreckelsville neighborhood in the first half of 2012. That is up from three sold during the first half of 2011.
  • There was one oceanfront sale during the first six months of 2012. By comparison, there were two during the first six of 2011.
  • There were three bank owned sales (REO) and three successful short sales during the first half of 2012. During the first half of 2011, there were three shorts and three REO sales.
  • The high and low sales for the first six months of 2012 were $2,520,000 and $150,000 respectively. The high and low for the first six of 2011 were $1,950,000 and $182,000.
  • There were three sales in the popular Kuau Bayview neighborhood. There were two during the first six months of 2011.

With the small sample size of the Paia market, some of the differences between the two six month periods could be just as much a reflection of variability as they are any distinct market trends. Looking purely at the numbers, one might expect that values dropped considerably over the last year with 19% decrease in median prices. I would suggest that difference is based as much on variability between the properties sold as it is a reflection of any decrease in values. Prices may be down some when compared to early 2011, but the lack of true apples to apples comparable sales makes it hard to quantify the change accurately. Demand appears to be up slightly. This may be statistical noise, but there is also some anecdotal evidence to support this claim. Many of this year?s sales have gone under contract quickly and/or attracted multiple offers.

With less than six months to go, what can we expect for the rest of 2012? There are currently twenty-three homes for sale in the Paia area. Of the twenty-three listed, five of those properties are pending. Of note, all five pending are short sales. Two of the five short sales have been under contract for over a year. Among the eighteen active homes, seven are listed for over $2,500,000. That is a pretty good sized inventory of luxury homes for limited demand. Conversely, the inventory is tight under $2,500,000. The eleven properties listed for sale is less than six months supply based on absorption rates for the first part of the year. That doesn?t necessarily mean all of the current lower priced inventory will be snatched up over the next six months. Buyers are still looking for values in this market. While you may see a few reaches on quality properties, many buyers are waiting for the right property at the right price.

In addition to the homes listed for sale, there are four condos and two vacant lots for sale. The majority of the condos are at the Kuau Plaza building near Mama?s Fish House. There is one relatively rare offering at Sugar Cove in Spreckelsville. Both of the lots for sale are in Spreckelsville.

TRAVEL DAY 09: The book


I'm putting back the Variety posting, will do it Thursday.

I'm now about 46 pages into the book on screenwriting and finding it relatively easy. Of course it's based on my 2 1/2 years of teaching extension classes at UCLA, which ended around 2003.

It was a toss-up between writing that or doing a novelization of another screenplay I wrote that got great responses and was even optioned by ABC, until the exec who optioned it was laid off. In cases like that the network or studio kills his babies. Not a very nice term but very real.

I've been a little wary of writing a book on screenwriting, given that there are at least 100 or more books out there. In other words who wants a new book?

I gave those 46 pages to a handful of friends who I can trust will be honest and asked them if I had anything.? A couple have emailed back, one spoke to me on Sunday. They all said it was "compelling" and informative.

Those words could mean a lot of things but they added that due to one factor, the book should do well.

That factor is -- that I actually had movies made. 18 of them. Half were rewrites, where I was hired to rewrite entire screenplays, mostly on location. Those were in Luxembourg, Canada, Mexico and here in Los Angeles.

So what's the difference between me and those other 100 books?

Most of those books were written by people who never had a movie made.? And of the ones who did, there were only a few who had one or a couple made.

Would you want to fly with a pilot who's flown once, or 18 times? And then there's the 30 hours of episodic too.

But before I get too "Mr. Highshot", as my Manitoba friend says, I have another element I'm adding to the book. Essentially it's a take-off of this blog.

I've written this blog for almost 3 years, 3 blogs a week at first, for a year or long and now 2 blogs a week. That's a hell of a lot of posts and some repeated in that time. The blog was in the Top 50 film blogs of 2010 by Movie Maker magazine.

Since then, both screenwriting magazines, Creative Screenwriting & Screenwriter, have disappeared. There might be alternatives on the internet but I couldn't find any.

Back to the post; I am utilizing two elements in the book, first using my lectures from UCLA and updating them as well as combining stories that are similar to the blog. In short I'm attempting to show people how I write (as compared to how to write) . This worked for UCLA and will work again in book form.

I've also woven in stories of the film business, gathered over 40 years, which should provide insight into the world of writers, not just diagrams and catchy phrases that some people use.

It's another re-invention of sorts, my last movie was 2010 and I have a 3 projects being looked at but I've been around the block enough to know that it means nothing. Writing books thru Amazon at least offers the chance to sell a book or two and keeps my mind fresh.

The book on screenwriting should be finished in August and then I'll see what it's future will be like. And at the same time, I'll start writing a new screenplay on a totally different subject.
